10 reasons to buy a home for sale in 2011 in Bradenton and Sarasota FL


2011 is almost here and this is a time to reflect on the past year, and what is to come.  The question that most buyers I see in the Sarasota and Bradenton real estate market is the big question..  Is this the time to BUY??? I SAY YES!!
 
No one can say when a real estate market has turned until after it has already turned.  It is my observation of being an active real estate agent here in Sarasota and Bradenton that it time to buy, now, for most buyers.  

I think that there are four kind of people that should be really buying now.   

First time home buyers
Move-up Buyers
Investors
Vacation/second home buyers

I have had the busiest fall in my 8 year career and fully expect a very active spring for Florida Real Estate.  No one has that crystal ball, but it is my opinion that there is 11 really good reasons to buy a home in 2011!

1.  LOW INTEREST RATES- Interest rates are at historic low levels.  Actually they have been rising in the past 30 days.  But, I have closed loans for buyers here in Bradenton with rates ranging from 4.0% to 5.0%.  Now, they have risen, with the last buyer locking a a 5.5% rate.   The government is giving under market rates to home buyers especially for conforming loans (under 417,000), and FHA programs allow for home buying with as low as 3.5% down.  This can't last forever.  Lower interest rates gives the buyer more leverage to borrow more money for the same payment.  A really good thing!   Getting qualified is more challenging, but with good credit, down payment money, and good job security getting a mortgage is fairly simple.  

2.   5 YEARS OF HOME PRICE DROPS- The Sarasota and Bradenton Real estate market has lost value for the past 4-5 years.  Sarasota and Bradenton had the fastest appreciation during the boom.   2004-2006 where a crazy period with homes doubling in value.  Now, I am selling homes in east manatee county, and Lakewood Ranch for prices that were here 10 years ago.  A home that was bought for 530,000 in 2006 was just sold for 199,000!!  A home in Lakewood Ranch Riverwalk had sold for 385,000 in 2005 and now is appraised for 185,000.  These prices are less than half of their original values.  

3. GOOD SELECTION OF HOMES FOR SALE- Plenty of inventory of good short sales, and foreclosures-  There is plenty of good deals out there, with motivated sellers.  In our Sarasota and Bradenton real estate market more than 50% of the home sales are short sales, and REO or Bank-owned homes.   Owners that are short selling are concerned with getting a buyer that can follow thru on the sale, and will sell at a fair market price, regardless of the prior mortgage balance.  This is great for a home buyer because it gets rid of a lot of the haggling and that uncomfortable aspect( for some) of home buying.  

4.  YOU OWN A REAL ASSEST- Secure investment, in uncertain times.  When you own your own home, with a payment that you can afford, you have a greater stability, and peace of mind.  Especially with the volatility with the value of the dollar, stock market, and all time high gold prices.  If you own a home, vs a Stock you have a real assets that you can live in, rent out, or sell if you choose.  Just like a stock, home prices can adjust.  Homes are a commodity vs a product, and therefore are subject to market demand.  Jut like owning a commodity like gold or silver, owning a florida home as a second home, investment, or primary home makes sense.

5.  DESIRABLE LOCATION- Almost everyone goes to Florida at least once now.  Usually it is to go to Disney World, Orlando, or the beaches.  Florida has a great climate, and no snow.  There is a lot of people that can afford a second home, or the luxury to relocate to a more enjoyable climate like here in Sarasota and Bradenton.  The buyers aren't just American, and Canadian buyers either.  there is a noticeable increase in the european, and south american buyers recently.  I suspect that there are many that are fearful of the further devaluation of the dollar and the stock markets, and are moving into fixed assets like a home in Florida makes a lot more sense.

6.  SECURE, CULTURE, LIFESTYLE-  Our location offers something for everyone.  Here in Sarasota and Bradenton, but true for all Americans is world class security, as compared to other countries.  Here you can call 911 and someone will rush to our aid with a bullet proof vest, and a gun ready to defend you, or rush you to a hospital.  Shopping, and Culture are great aspects of our area.  Whether it is theater, live sports events, concerts, nightlife.  The Sarasota/Bradenton area has plenty to keep you entertained.  Of course there is the beach, and boating too.  I think our greatest assets here in Florida is our sunshine.  I appreciate it anytime I have to go up north in the winter.

7.  SHORT SALES ARE GETTING FASTER-  Short sales have been a major part of my real estate business for the past 3 years, and I can say that in the past 60 days the speed, and efficiency of most lenders has improved dramatically.  A short sale decision would typically take 60-100 days for a bank of america short sale.  Now, the time frame for response is typically less than 30 days!  That's a huge improvement.  Some lenders, like Suntrust, are actually getting slower.  Selling a home here in Sarasota or Bradenton if you are upside down, and have to move or can't afford your home makes a lot of sense right now.  
Short sale homes here also have the added benefit of usually being a better condition home than the rough, REO-Bank-owned homes.  

8.  SALES ACTIVITY IS PICKING UP-  A lot of people are jumping off the fence and deciding to invest in real estate in Bradenton, and Sarasota FL.  The last quarter of 2010 was one of my busiest in 8 years of selling real estate.  Sales numbers have been up, inventory has been staying steady with no big surges of homes, and absorption rates are decreasing.
In 2008 we had over 35 months of inventory.  Tons of sellers, with very few buyers.  Now, we have mostly motivated home sellers, short sales, and bank owned homes.  Our absorption rate for Manatee county has been averaging around 10-12 months.  That means that if no new homes went on the market here in Manatee county, that it would take 10 months to sell ALL the homes active on the real estate market.  A balanced market, one that prices are stable, is supposed to be 5-6 months.  We are very close to that flat market.  The market has to go flat before it can go up!
Another sign of the market improving is that multiple bids, and over full priced offers are becoming much more common.  In 2010 I had many homes that sold with multiple offers being considered, and 4 homes actually selling for over the listed price.  This did not happen very often in 2008-2009.  

9.  HOME MORTGAGE PAYMENT COULD BE LESS THAN RENT-  Rent rates here in Bradenton, Sarasota, and especially east manatee county have been on the rise in the past year.  Single family homes that would have rent for 1,600 in 2004 would have rented as low as 800-900 a month, in 2009.  Now that same home rents for 1300 a month, and could get probably 1500-1600 a month in 2011.  
I sold a customer a home in October here in West Bradenton for a little more than 100,000.   She had been renting for the past 5 years a home in Bradenton, and that landlord had plans to raise her rent.  She closed with a FHA mortgage at 3.9% fixed 30 year mortgage.  The total of all her down payment and closing costs where about 12,000.  Her total payment including principle interest, taxes, and insurance was only 570 a month!!  That just makes sense.  If you are planning to stay  in the sarasota bradenton area for 3 years or more, buying a single family home could make a lot more sense than renting.  If you need to move quicker than 3 years, then renting may make more sense.  

10.  INVESTMENT REAL ESTATE WORKS-  The return on investment (R.O.I.) for investment single family homes, commercial rentals, duplexes, and multi-family are now at a point that they make sense.  In the crazy days of the boom buyers were all buying to flip.  Rentals would be considered for purchase that had a NEGATIVE R.O.I.!!!  A real estate purchase that has no income makes no sense.
Fast forward to today, and getting a 6-12% return is easy to accomplish.  This is for annual Single family homes in desirable areas.  There is a lot of people that are doing strategic defaults, short sales, or gone through foreclosure, and they have been used to living in a HOME, not an apartment, or condo.  If you have been used to living in a neighborhood, in a home, that's what you will want to rent.  People that are looking for this kind of rental are usually awesome tenants who are looking for a long term, stable rental.  
Condos are attractive too as some are at almost give away prices.  One deal this year on a Sarasota Condo that I sold for 52,000.  It was a short sale.  The owner had paid over 190,000 for the condo in 2005.  The complex had a waiting list for renters of that type of unit.  Rental rates are 1000 a month.  Buying that for cash, you could get a 500 dollar a month return on that investment after paying taxes, condo fees, and management charges.  That means in 11 years the entire investment had paid for itself and you would have a nice income source for long term.  Plus, the potential future appreciation too.

This year marks the 7th year that we attended the Sarasota Jungle Gardens Holiday light display.
We have been coming every year since our daughter's first Christmas.

Hand Feeding Flamingos.  When visiting Sarasota and Bradenton, a visit to Jungle Gardens is a must.

 

Roasting Marshmallows and making S'mores too.

Over 1 million lights displayed, magic show, live music, and even food too.  Every year the Sarasota Jungle Gardens Holiday Light show gets better and better.

waterlefe golf cart parade 2010- It was a cold night, but a ton of fun!

This year's waterlefe golf cart parade was a great success.  With over 15 golf carts, and a few motorcyclists braved the cold temperatures, and paraded through the waterlefe neighborhood. 

This year we went green, and had the LED lights on the cart.  With Santa on top of the cart, of course.

It was a great event and the amount of people out in their driveways really was impressive.  
Afterwards, there is a Very nice buffet served, with live entertainment.  
This year there was Karoke, with the host getting everyone in the holiday spirit.

This report is from Lending Processing Services (LPS) issues a monthly Mortgage Monitor which looks at several aspects of mortgage performance. We like to study this report to see what is currently taking place with delinquencies and foreclosures. The November report (which covers through October) had some very interesting information.

Delinquency Rates

All delinquency statuses are calculated using the MBA methodology based on the payment due date provided by the servicer. Loans in foreclosure are reported separately and are not included in the MBA days delinquent.

Total delinquencies remained relatively stable for the fifth consecutive month and are down 8.4% from the same month last year. Basically, the delinquency challenge is not getting any worse and is leveling off at numbers below where they were last year.

However, these numbers are still 2.7 times historical averages. The number of loans becoming 90 days delinquent still far outnumbers foreclosure starts.

Foreclosure Inventory 

The servicer has referred the loan to an attorney for foreclosure. Loans remain in foreclosure inventory from referral to sale.

Inventory is continuing to rise rather dramatically – up 7.1% since June – and up 5.2% from the same time last year. This is not good news as this inventory will be placed on the market in coming months at discounted prices. That will put downward pressure on all housing values. Inventories are 7.4 times historical averages and continuing to rise.

The two greatest percentage increases in foreclosure inventories since 2008 come from jumbo prime and prime mortgages.

The movement of foreclosed inventory to REO (foreclosed properties on the market) dropped dramatically in October. The monthly decrease could be explained by the moratorium put into effect by some banks because of the robo-signing challenge.

Foreclosure Starts

Any active loan that was not in foreclosure in the prior month that moves into foreclosure inventory in the current month.

There were 263, 251 foreclosures started last month. This is down 4.4% from the previous month but up 2.9% from last year’s numbers. The monthly decrease could be explained by the moratorium put into effect by some banks because of the robo-signing challenge.

Loans NOT Yet in Foreclosure

The percentage of loans not yet in foreclosure that has not had a payment made in over six months.

§ 27.2% of loans 6 months behind are still NOT in foreclosure

§ 21.1% of loans 12 months behind are still NOT in foreclosure

§ 19.2% of loans 18 months behind are still NOT in foreclosure

§ 18.3% of loans 24 months behind are still NOT in foreclosure

Foreclosure Sales 

Any loan that was in foreclosure in the prior month that moves into post-sale status or is flagged as a foreclosure liquidation.

Foreclosure sales plummeted 35% last month. The monthly fall-off could be explained by the moratorium put into effect by some banks because of the robo-signing challenge.

Bottom Line

The delinquency situation seems to be improving. However, it will take some time for the foreclosures to clear. The housing market won’t fully recover until they do.

Waterlefe's Annual Holiday Golf Cart Parade and Dinner this Tuesday December 7, 2010 Don't Miss the Fun!

Every December here in Waterlefe we celebrate the holiday season in a unique way.

 

The Annual Waterlefe Golf Cart Parade!

Only in Florida in a Gated golf course community, like Waterlefe golf and River Club could you see a stirng of 20 plus golf carts all decotracted and tricked out with all kinds of cool lights and decorations.  Quite a sight to see.

The parade will start at the River Club on Fishhook, at around 6 pm.  From there we will meander through the waterlefe subdivision and then end back at the river club.

At the end of the Waterlefe golf cart parade there is a great dinner served buffet style, and live music too.  Kids of all ages young and old love to get together, and celebrate the holiday season.

We have been participating in the waterlefe golf cart parade every year for the past 7 years.  Last year they added motorcycles too, so if you are interested in getting your cart in the parade, or if you would like to come to the dinner party make sure to call the waterlefe river club and let Denise now that you are coming.

market update for september 2010 for 34212


This is the latest market snapshot for homes in the 34212 zip code of Manatee County.
 
Sales for the month have really dropped compared to a year ago.  In 34212, the zipcode for waterlefe, heritage harbour, mill creek, country creek, country meadows, gates creek There were 31 sales in August, compared with only 16 sales in the 34212 zip code for September.
 
I noticed a big drop overall in sales activity in the general area.  I would attribute the drop off for october to the pending election, and traditionally October is a slower month traditionally as kids are back in school.  Two years ago we had the sam slow down in manatee county real estate sales right before the presidential elections.

Fannie Mae and Freddie Mac seize foreclosure files from David Sterns mill gets raided

David Sterns law practice on the east coast of Florida has been one of the biggest firms processing thousands of Florida Foreclosure cases over the past few years.  Freddie and Fannie had enough about the obvious shortcuts taken by the firm, and seized thousands of files from their office this week to review them for possible errors.
 
Nice to see that Fannie Mae and Fredddie Mac are stepping in to straighten out this mess!  Perhaps spreading out the case load a little might help to get these foreclosure files handled better.
 
In any case, this should serve to slow down the already slow pace of foreclosures in the State of Florida.  This should help to encourage Fannie Mae and Freddie Mac to get faster, and easier to deal with on short sales.  In a short sale the entire cost, and headache of the foreclosure process is avoided.  This helps the big lenders, the investors, and the homeowners who are facing the credit hit of a foreclosure.

Understanding HAFA when you are doing a short sale

There has been a lot of issues in the past few weeks with Bank of
America and Wells Fargo with regards to complying with HAFA. I have
had to actually start over a short sale that was in process on a
Bradenton home that Wells Fargo states has to be canceled and then
resubmitted in order to be considered.

In particular, I want to make sure that homeowners realize that you
have to contact your lender BEFORE submitting a contract to purchase
your home. Please make sure to contact your lender prior to having
your Real Estate agent submitting any purchase contract for the sale.

This is a dramatic change from how things were done prior to HAFA
being actually implemented by the major lenders. In the old days
before HAFA most often my customers were told to not submit anything
until there is a valid, executed contract to purchase the seller's
home.

In one instance with Wells Fargo, my seller was actually told they had
to cancel the purchase contract on their home, and withdraw the
listing in order to "start over" and apply for HAFA. In that
instance, I received two offers for the home with 24 hours of the home
being active. They had already been in very frequent contact with
Wells Fargo as they had applied for a loan modification
(unsuccessful), and then notified them that they were going to short
sale the home. They were told by the rep from Wells Fargo that to do
a short sale they needed to get a real estate agent to list the home,
and then submit the listing agreement, their typical supporting
paperwork, and a purchase contract when it arrived. The listing
agreement, their bank statements, hardship letter, and tax returns
were submitted with the purchase contract. Wells Fargo then ordered a
BPO shortly there after.

All good, or so we think...

Then the news comes that they are being denied for the HAFA program
because they did not submit the listing agreement ahead of sending in
the contract. So much for doing my job and getting a good buyer under
contract to purchase this Bradenton short sale!

I make sure that all my home owners here in Sarasota and Bradenton
that are considering a short sale review the HAFA guidelines, and
contact their lender(s) ahead of starting the short sale process.
Unfortunately not everyone that answers the phone at Bank of America
and Wells Fargo understand their own process with applying for HAFA
and even the requirement that you have to apply ahead of submitting
any contracts.

consumers.

IF you are looking for a great value in a new home in the Sarasota and Bradenton Area then this is one to consider.  The builder is down to their last 6 homes so they are dealing pretty hard.  This is the time to get a great bargain.

wells fargo announces "NO MORE SHORT SALE EXTENSIONS!"

Well I sure hope that Wells Fargo gets faster about giving short sale approvals and gives adequate time to close them!       
 
With no ability to get extensions buyers who need financing on their short sale purchases need to be extra diligent to getting their loan commitments on time to meet the approval time frames provided from the lender.  Wells fargo will need to be realistic to Junior lien holders having to also agree to the short sale approval.
 
In the past two out of three short sales with Wells Fargo that I have closed here in Bradenton, FL, A short sale needed an extension. 
 
In one instance I sold a short sale in Heritage Harbour the seller's second lender agreed to a short sale but insisted on more cash then Wells Fargo was willing to offer them.  They then wanted a cash contribution from the seller. Then Wells Fargo balked at the cash the second was to receive, and requested they be paid that as well.  It took a few weeks to work through this difference between the bank and Bank of America (who held the second).  That deal would not have closed if Wells Fargo did not agree to an extension of the approval.
 
In another deal I had a buyer who had issues with getting their mortgage commitment from their out of state lender.  Luckily we were able to get an extension on the approval, and the buyer was able to get through all the hoops that their lender had set up.
 
 
Many times second position lenders will not give a written approval until there is an approval from the first lender.
 
This is just going to add to the pressure to have everything in order when it comes to the closing phase of a short sale. 

I think that it is a mistake for Wells Fargo to issue such a strict rule when they don't typically adhere to there own time lines that they give out. 
 
10 days for a short sale to be approved is what Wells Fargo tells all their short sellers.  But, I have yet to see Wells Fargo actually approve one within 10 days of short sale submission.

To Wells Fargo credit, they have been getting faster at their turn around time.  And most agents would agree they are much better to deal with then Bank of America's equator system.  Bank of America could take some lessons from the way Wells Fargo now operates. 
 
This just reinforces the need for any home owner considering a short sale to make sure they get a Real Estate Agent with short sale experience.  Particularly with the lender that they are dealing with.

bank of america and wells fargo finally agreed today! Another short sale successfully closed in Bradenton

It is always a good day when we close a successful short sale transaction. This one in Heritage Harbour in east bradenton,  was a wells fargo first mortgage and a second mortgage with Bank of America. 

What was unique about this deal was how challenging the two lenders were to get to an agreement.  The time frame for approval from contract date to bank approval was 93 days.  Pretty typical time frame for a short sale with Wells Fargo. 

What was illogical to me was wells fargo not cooperating with the second position lender (bank of america) to  work out a solution for settlement.  Getting these two banks to agree took a few weeks.  In the end the second lender agreed to the terms of the first. 

Wells Fargo only took a loss of 10% of the mortgage amount, yet they challenged the second lenders approval payoff who took a loss of over 90%

Here is a typical time-line.  Offer is submitted to both lenders bank of america and wells fargo.  Bank of America was first to conditionally approve the sale, with a demand for a settlement of X.  Meanwhile, Wells Fargo approves the deal, subject to bank of america accepting a 3,000 dollar payoff.

3,000 dollars was a fraction of the balance of the bank of america loan.  So then the process of getting these two lenders to come to a compromise.  Wells Fargo was unreasonable to the second lender to bank of america.  And Bank of America was crazy to think that wells fargo, would allow for a larger than typical payoff.

Perhaps it was the Bank of America's first short sale negotiation. LOL!

The end justify the means, and in this case, my seller was able to avoid a foreclosure and sell his home.  The buyer got a great deal on a great short sale in bradenton

My suggestion for anyone considering short selling their home in Bradenton or Sarasota is to make sure you have patience, a great real estate agent, and a dedicated attorney all working together to get the sale approved, and closed.
